SUMMER HOUSE | CESME

IZM.
2024.
architectural design.

A net-zero summer retreat combining Mediterranean elegance with sustainable innovation, designed with spa, lap pool, and energy-efficient systems.

brief.

Be Studio designed a 400 m² eco-conscious summer residence in Çeşme, Izmir, for personal use by the architects. Set on an 800 m² plot, the brief called for a luxurious yet environmentally responsible design—balancing comfort with sustainability. The style merges regional Aegean influences with modern architectural clarity. Featuring four guest suites, a spa, and extensive terraces, the layout maximizes orientation, views, and seasonal comfort without compromising on elegance.

details.

Overlooking the Aegean Sea and nestled among rolling hills, this 800 m² property reflects a lifestyle rooted in nature and architectural intention. The 400 m² interior unfolds into a 250 m² terrace and a 350 m² native garden—framing uninterrupted sea views. The home includes a 60 m² master suite, four ensuite guest rooms, a 30 m² spa with Roman bath, a 15-meter lap pool, and parking for two vehicles. Thoughtfully oriented to capture light and breeze while shielding from harsh northern winds, each space is tuned to its natural context. Passive strategies like extended 120 cm roof overhangs, minimal northern glazing, and high-performance insulation (200 mm EPS) work alongside solar-supported air-source heat pumps to target net-zero energy. Clay-plastered walls provide thermal mass and serene texture, while the material palette—natural, tactile, and local—enhances the sense of place. Construction begins in September 2024, with an estimated cost of £600,000. This project marks a benchmark in sustainable design, proving that environmental responsibility and refined living can exist in harmony.
