Inverting a Bermondsey tannery penthouse: enlarged dormers, sleeping moved upstairs, and south-facing windows freed for light-filled living below.

Be Studio has reimagined this characterful penthouse in Tanners Yard, Bermondsey SE1. After testing six layout options at feasibility stage, we enlarged the existing dormer roof and inverted the plan—moving bedrooms to the upper level so the beautiful south-facing windows below now serve the living spaces. The redesign turns three bedrooms into four, adds around 8m² of usable floor area, and replaces an awkward spiral stair with elegant U-shaped winders, all within a carefully managed budget.

Set within an 1880s converted tannery in Bermondsey's conservation area, this renovation rethinks the home from the roof down. The original layout placed three bedrooms on the lower level and an open living-dining-kitchen in the penthouse, where the roof structure left space unused and windows were modest compared to the generous glazing downstairs. Our solution: enlarge the existing dormer and swap the zones. Sleeping areas—which need less daylight—moved upstairs, freeing the large south-facing windows for living. One bedroom remains below, creating four in total, with one serving as a study, library and TV snug. A U-shaped winder stair replaces the inconvenient spiral, with laundry and consumer units neatly tucked beneath. Recently laid upper flooring is retained; elsewhere, engineered wood throughout, with cove lighting at ceilings. Behind the walls, mineral wool insulation, hush panels and fire-rated acoustic boards keep the flat safe and quiet—heritage character, modern performance.
